Property Profile: Villa Casona Palms, A Dream Come True!

I mentioned a friend’s remote beach house, Villa Casona Palms, in a recent blog and have had several people asking questions about it since then. So much so, I decided to feature the property in a blog all its own. There are several private villas along the Costa Maya’s 70 miles of Caribbean shoreline worthy of the mention, and believe me, this place is at the top of anyone’s list!


Villa Casona Palms is not just a vacation rental. It is the vacation dream home, built by my friends Michael and Corinne Owen, to fulfill their own personal dream of owning a special little piece of paradise, just for themselves. A place where they could escape to anytime from their sometimes wet and chilly home in Belgium, and find their own quiet and private little paradise. They very much enjoyed vacationing in Mexico, and decided to build their dream vacation home in the then new, up and coming, Costa Maya area. They searched the coast for just the perfect spot for their dream villa, finally finding it in the coco tree lined beaches of the Ubero Beach area, about 40 minutes north of Mahahual and at the mouth of the Sian Kaan Biosphere. The spot had everything they wanted; far more coco trees than people, with star fish in the clear, calm reef protected waters, and a beach of perfect white sand. Perfecto and the dream began!

They designed the home themselves, with attention to all the proper details, from perfect views, to perfect shade and breeze patterns. There is no A/C in the solar powered villa, but because of the design, the ocean breezes move through the rooms in such a way, that the villa is always cool and comfortable. Shade is where it is supposed to be, when it is supposed to be there, and same for breezes. They took the design to a local architect/builder, who transformed their dream into a reality. The result was a spectacular 2 bedroom main villa, with a separate detached bedroom casita a few meters away from the main house and a few steps closer to the ocean. All nestled nicely in the coco trees and jungle flora.


It is how a house “lives” that makes it interesting, and Villa Casona Palms lives just the way most want to, while at the beach. The main house has a huge great-room layout that takes up most of the ground floor, and features a full kitchen with bar, breakfast nook and living area, the perfect indoor gathering area for any group. This great room empties out onto a covered patio dining area, and then right out onto the beach, with the ocean just a few meters away. Decorated with a mix of rustic charm and casual elegance, the home’s ambiance matches the owner’s personality and gives the villa its life and style.


The bedrooms are both upstairs and each have private baths, with a walk out balcony that overlooks the beach and ocean. Yes, the sunrises are spectacular! Bedrooms have comfortable queen size beds and one has second single day bed. The bathrooms, like the rest of the villa, are also tastefully done, with exquisite tile work in the walk-in showers and granite vessel sinks.


The villa can be rented as a two bedroom, or with the detached cabana, as a three bedroom. This little hut has its own bath, and the same comfortable queen bed as the rooms in the main house. Just a few steps closer to the water. How bad could that be!

The villa has a full kitchen with all you need to prepare almost any meal and there is an outdoor grilling area with both, grill and hammock! If you don’t want to do the shopping, no worry. Send us a list and we can have your groceries stocked when you arrive. We can even have the beer in the fridge and the limes ready for Margaritas.


Villa Casona Palms is located in an area known locally as Ubero Beach. It is the last residential area before you enter the Sian Ka’an Biosphere Preserve. There are a few villas scattered along the area’s shoreline, but it is otherwise, very remote and sparsely populated. A few full time residents, mainly fisherman or property caretakers, so the area is perfect for any wanting a very quiet and private vacation experience. Some days, not a single person will walk by, and at most, just a few in the entire day, making it feel like you’ve really found your own private paradise.

So how do you get there? You can rent a car at the airport, take a right as you exit the airport, and drive south for about 4 and a half hours. There are only about 3 or 4 turns between the airport and the villa. Click here for a detailed blog on that entire drive. Most of the drive, 3 1/2 to 4 hours of it, are on the new and easy to drive on Highway 307. It is then about 25 miles on paved and shouldered state road to Mahahual. and finally the last 15 miles, on a paved but no shoulder road that runs parallel with the beach. The last couple miles are on the sand beach road, bumpy but pass-able in most rent cars. The drive into Mahahual from the villa, is about 40 minutes, and there are small grocery stores and lots of restaurants and water sport activities there. Most who stay at Villa Casona Palms will go into town once or twice during their stay and it is a fun day trip for most.

Another transport option for those who just do not like driving in a foreign country, is to use a private transport company to and from the airport, and have local taxis provide you the transport trips into Mahahual. A round trip airport transfer and two round trips into Mahahual, is about $1,000 US, or about $170 per person for a group of six. I don’t know about you, but I’m having my groceries delivered and someone else drive me for that much. In fact, if I take the high season rate of the entire 3 bedroom villa, $1,840, add the $1,000 transportation costs, that only comes to $950 US per couple for the weeks villa stay and transportation. Again, I don’t know about you, but I’m looking for airfare and my two favorite couples to do this with right now!
